The previous two replies are both very biased because we're all Sutton Utd fans Personally I don't think there are many areas to avoid, but housing in Sutton is very diverse - everything from tiny council flats to millionaires' mansions, so it's more a question of what sort of housing you are looking for. The nicest areas are probably South Sutton, Carshalton Beaches and Cheam (not North Cheam, nothing wrong with that though) but those places are VERY expensive!

Apart from wanting to be near the ground, of course, priorities are likely to involve transport to work, and schooling (catchment areas). Knowing little information about transport requirements it might be irrelevant, but both West Sutton and Sutton Common stations aren't the best service relative to say Sutton or Cheam, so that might be a consideration. Schools generally in the borough are good, but that means they are in demand too, and some have small catchment areas (that don't determine entry but are part of the consideration).
In general, like a lot of things, "price" is a good signal of how good a house/area is.
As a (small) disclaimer I should say I moved out of the area 15 years ago, but am a regular returner, and not just for the football. My brother works for one of the bigger estate agents in the area, so hopefully I haven't misrepresented things!

Worth noting though that if you require transport links to the City Sutton Common station is fine - its exactly why we moved to the area 13 years ago. If trains are not running you also have good bus links to Morden for the Underground as well.
